Mindspace Berlin hosts Workaround’s first Coworking Awards in Germany

This spring, Workaround is heading to Berlin for the very first German edition of the Coworking Awards – and we’re excited to do it together with Mindspace as our host.

Ahead of the event, we met with Peter Demidov, General Manager at Mindspace, to talk about how the flex office industry has developed over the past year, what’s happening on the Berlin market right now, and what Mindspace sees ahead.

Mindspace will host the awards at their Krausenstraße location, right in the heart of Berlin. For Peter and the team, the event is a chance to bring the local flex community together and create space for reflection and conversation.

We are really happy to host the first Workaround Coworking Awards in Germany at our stunning Mindspace Krausenstraße location. It’s a great opportunity to bring people from the Berlin flex ecosystem together to discuss successes, challenges, and the future of this exciting industry, says Peter.

A changing market dynamic

Over the past year, the flex office industry has seen a clear shift. According to Peter, the relationship between supply and demand has changed fundamentally. Where rapid expansion and supplier-driven pricing once dominated, today’s market – especially in Berlin – is far more demand-led.

Clients are increasingly clear about what they want, pushing for more competitive pricing, higher levels of customization, and a more consultative sales process. For operators, this has meant adapting both how deals are structured and how value is communicated.

Adapting while continuing to grow

Despite a more challenging market environment, 2025 has been a positive year for Mindspace. The team has continued to grow, which Peter sees as a strong signal heading into 2026.

At the same time, the Berlin market has become increasingly competitive. New players have entered the scene, and existing operators have expanded, resulting in high availability across both flex and traditional office markets. This has put pressure on pricing and forced operators to be more flexible, while still keeping profitability in focus.

Stronger relationships, smarter decisions

One area where Mindspace has sharpened its focus is member satisfaction and retention. The team has become more structured in how they work with members, treating them clearly as key clients and adapting their offering based on real needs.

To support this, Mindspace has increased its use of data to track member satisfaction and performance across all locations. By collecting and analyzing insights more efficiently, the team can act faster and make more informed decisions than before.

Looking ahead

Despite ongoing macroeconomic uncertainty in Germany, Peter remains optimistic about what’s ahead. In early 2026, Mindspace will open its eighth Berlin location, this time at the Hilton Berlin at Gendarmenmarkt. The new space will combine coworking with full hotel amenities, creating an offering that adds extra value for members and explores new ways of working.
